SUMMARY

Under with close supervision, the Real Estate Lease Analyst processes rental payment changes based on lease provisions and corrects and adjusts the monthly recurring payment set-up as requested by landlord, if required by lease.  The Associate may interact with his or her supervisor several times a week, perhaps daily, to receive guidance and feedback. Many non-routine activities will require a supervisor’s advance approval.


ESSENTIAL JOB DUTIES AND RESPONSIBILITIES*

• Verify, update, and research monthly recurring rent payments using lease and rent file within Lucernex

• Research and process percentage rent invoices; verify set up of percent rent calculations in Lucernex

• Process invoices for annual reconciliations and monthly landlord billed utilities including, but not limited to, utility  invoices, parking, lease required advertising, and storage agreements

• Reconcile accounts to landlord records as needed

• Respond to and resolve default notices with landlords

• Set up new store payments in Lucernex for fully executed agreements

• Process lease amendment modifications

• Maintain accurate contact information in Lucernex and Great Plains for all contact types

• Maintain vendor W-9 information in Great Plains for accurate 1099 reporting

• Maintain EFT information in Great Plains for accurate payment processing

• Create and import rent batches in Great Plains for payment processing

• Enforce lease payment provisions with the landlords

• Actively participate in daily mail opening and sorting functions

• Communicate issues and concerns with management

• Promptly respond to communication from landlords via e-mail, fax, phone, or mail

• Where appropriate, offer recommendations for making the expense payable function more efficient, accurate, and user friendly

BASIC AND PREFERRED QUALIFICATIONS (EDUCATION and/or EXPERIENCE)

• High school diploma or GED required

• At least 1-2 years of accounts payable experience required

• Experience with legal terminology preferred

• Experience with Lucernex and/or Great Plains software preferred


MINIMUM QUALIFICATIONS, JOB SKILLS, ABILITIES

• Proficient knowledge of Windows-based business computers and Microsoft Office programs; specifically, Excel, Outlook, and Word

• Ability to read and comprehend legal documents

• Proficient understanding of basic math functions (add, subtract, multiply, divide)

• Ability to recognize discrepancies/errors in written/recorded data/information including the ability to initiate and respond to work errors in a professional manner

• Ability to meet multiple deadlines and adapt to changing priorities

• Proficient ability to communicate effectively with others using spoken and written English

•  Ability to work cooperatively and collaboratively with others; conducts working relationships in a manner acceptable to others and to the organization
